Effective July 1, 2022, Toms River Township has implemented an important regulation for residential property resales. As part of Toms River Township Ordinance 4724-21, it is now a requirement that any residential property being sold or undergoing a title transfer must have applied for and received a Municipal Continued Certificate of Use and Occupancy (MCCUO) Certificate or hold an exemption letter.
This certificate serves as proof that the property in question complies with the necessary safety and compliance standards. It ensures that properties meet the township's established requirements, safeguarding the interests of both buyers and sellers in real estate transactions.
To adhere to this regulation, property owners and sellers must apply for an MCCUO Certificate or obtain an exemption letter, as applicable, before completing the sale or transfer of the property. This certificate is a crucial step in the process of selling residential real estate within Toms River Township.
